Why are apartment prices in Gangnam, Seoul, especially high?

I'm not sure about real estate in Seoul because I'm currently living in the provinces.  Usually, when real estate prices come up, Gangnam is always mentioned. Is there any special reason why real estate prices in Gangnam are high?

I heard that there are many companies in Gangnam, but isn't it noisy and bad to live if there are many companies around?

I don't think the air or living conditions will be good, but I don't know why it's expensive.

pu1. I agree with the statement that it's going up because of the school district. But now that I've lived, there are many other benefits. First of all, there are many things to play and eat that I've heard about in Seoul, and the living infrastructure is really good. For example, if you walk along the big Han River Park even if you go out to the Han River, there is a big difference between the rich and the other areas. And you may think it's not complicated because there are many companies, but there are not many people in the apartment where there are many people living, so there's no feeling of fluttering. There are many parks, so it feels relaxing, and there are many people in Gangnam near the subway station, but there are many parks, many places to walk, and there are grass fields. It is very comfortable. Also, you can watch people, eat delicious food, watch movies, and walk whenever you want, so this is a good thing. You may think the prices are high, but it's not that expensive now because most of them are purchased at large discount stores. Most of the neighbors around me are relaxed people, so it's nice to have some manners and be peaceful
